Booking terms

Terms of booking, payment and cancellation for stays at Villa Grandis.

  1. 01Scope

    These terms apply to every stay at Villa Grandis booked directly through this website. Bookings made through intermediary platforms are governed by those platforms' terms.

  2. 02Booking

    A booking is treated as received when the guest completes the form and receives a provisional booking by email carrying an offer and a unique booking reference. The dates are then held. The booking becomes confirmed only once the deposit is visible in the provider's account, at which point the guest receives a separate booking confirmation by email.

  3. 03Price and minimum stay

    The nightly rate and the shortest permitted stay in each season.

    • 9 Sept – 16 Dec 2026 — €290
    • 17 Dec 2026 – 9 Jan 2027 — €480
    • 10 Jan – 14 Apr 2027 — €290
    • 15 Apr – 31 Aug 2027 — €390
    • The minimum stay is 2 nights, in every season. The rate is for the whole villa.
    • Deposit to confirm a booking: €100. The balance is paid on arrival.

  4. 04Payment

    A deposit of €100 confirms the booking and is paid by bank transfer using the details in the offer, quoting the booking reference. The remaining amount is paid on arrival at the villa, in cash or by transfer to the same account. Card payment will be introduced later.

  5. 05Cancellation and changes

    You may cancel at any time, using the link in your booking email or by contacting the owner. Cancel 14 or more days before the first night and the €100 deposit is returned in full. Cancel inside the last 14 days before the first night and the deposit is not returned. The balance, which is paid on arrival, is never charged on a cancelled booking.

  6. 06Arrival and stay

    Check-in is between 15:00 and 18:00 with the arrival time announced in advance; check-out is between 08:00 and 11:00. The house rules published on this site apply throughout: no smoking, no parties and no pets.

  7. 07Liability

    Guests are liable for damage caused intentionally or through gross negligence to the property, its equipment and its grounds. The owner is not liable for guests' personal belongings, nor for use of the pool and outdoor facilities outside the rules published in the house rules.

  8. 08Governing law

    These terms are governed by the law of the Republic of Croatia. The parties will seek to settle disputes amicably; failing that, the court with subject-matter jurisdiction at the provider's registered seat shall have jurisdiction.
